What will be built on the 144 undeveloped acres of land along the west side of Cosgray Road and adjacent to the Ballantrae subdivision will be determined at the July 1, 2026 Dublin City Council meeting. That acreage is part of a larger area of undeveloped land totaling 2,250 acres that the City has named the West Innovation District (WID).

Council will vote on a re-zoning proposal approved by the Planning and Zoning Commission on May 21, 2026 to amend the WID code in the Envision Dublin Community Plan, the City’s long-term planning efforts for strategic land use. The proposed updates include the removal of data centers as a permitted use throughout the entire WID and the creation of a new transition district, ID-6, which include clarification of the permitted uses, reduced building heights, enhanced setbacks and buffering along Cosgray Road and additional standards intended to reduce potential noise, lighting and visual impacts on nearby residents.

Despite the creation of ID-6 homeowners still have concerns about what will be built next to residential neighborhoods, the impact on traffic in the area and the possible quality of life issues, such as noise, light pollution, emissions, hazardous materials, and long-term environmental effects.
